Shut-off valve leakage repair: plumber fitting pipes under a sink
Plumber30-day warranty included

Shut-off valve leakage repair

Takes about 30 min

Shut-off valves only matter when something goes wrong, and that is exactly when a stuck or leaking one lets you down. A verified plumber checks the angle valves under the basin and behind the toilet, or the stopcock on the bathroom line, finds where it leaks from the spindle or thread, and tightens the gland, renews the washer or retapes the joint.

The visit takes about 30 minutes, at the fixed price shown on this page. If the valve is corroded and will not seal, a new valve is quoted and agreed before fitting. Before the visit, find the main valve for your flat, as the supply may need to be shut to work on a stopcock.

What's included

  • Angle valve or stopcock checked open and shut
  • Spindle gland tightened or repacked
  • Washer renewed or joint retaped
  • Valve tested for a clean shut-off
  • 30-day warranty on the repair

What's not included

  • A new valve, quoted before fitting
  • Society main valves and shared lines
  • Concealed valves needing wall opening

How the visit goes

  1. 1

    Test the valve

The plumber opens and closes the valve to see if it leaks, sticks or fails to shut.

  2. 2

    Shut the supply

The line feeding the valve is shut at the main so the valve can be opened up.

  3. 3

    Repair the leak

The gland is tightened or repacked, or the washer and tape are renewed.

  4. 4

    Check shut-off

Water is restored and the valve is closed to confirm it stops flow fully.

What we need from you

  • Location of your flat's main valve
  • Clear access to the valve being repaired

Questions about this service

My angle valve will not turn. Can it be freed?

Often yes, by easing the spindle. If it is seized with corrosion, a new valve is quoted before fitting.

Water leaks from the handle when I turn it. Why?

The gland around the spindle has worn. Tightening or repacking it usually stops the leak.

Can you work on the society's main valve?

No. Shared lines are managed by your society or building maintenance.
